Stann Creek District
Placencia
A mainland peninsula with beachfront and marina development
The Placencia peninsula combines long stretches of mainland beach with a growing resort, marina and residential market — and road access that the islands do not have.

Market overview
Placencia is a narrow peninsula in southern Belize with the Caribbean Sea on one side and a lagoon on the other. It has become the principal mainland alternative to the cayes for beachfront buyers.
The peninsula includes Placencia Village at the southern tip, Seine Bight, Maya Beach and a series of resort and residential communities along the road that runs its length.
Buyers are typically drawn by direct road access, beachfront at a wider range of price points than the islands, and proximity to both diving and inland attractions.
Typical property types
- Beachfront homes and villas
- Condominiums within resort communities
- Lagoon-side and marina property
- Undeveloped beachfront and interior lots
- Small hospitality and commercial property
Buying considerations
The points below are common research areas for this market. They are general observations, not legal or financial advice — confirm each with a qualified Belize attorney before committing to a purchase.
- Utility service and road quality vary along the peninsula; verify for the specific parcel.
- Some communities are still in phased development — review what infrastructure is actually completed versus planned.
- Understand whether a lot is titled land, and confirm boundaries with a licensed Belize surveyor.
- Hurricane exposure, elevation and building standards should factor into both design and insurance planning.
